The manor villa (roughly 924 sqm – 9,942 sqft) is laid out on two levels plus the basement floor and the attic floor, and is made up as follows:

- Basement floor: two cellar rooms, two store-rooms for wood, and a grotta

- Ground floor: two entrance rooms, large dining/utility room, sitting room, eat-in kitchen, pantry, four rooms and a bathroom

STATE AND FINISHES

The manor villa is partially restored, while the private chapel has been recently restored. The farmhouse has been minimally restored.

The chapel (roughly 44 sqm – 473 sqft), which is consecrated, likely dates to the 18th century. It features a barrel vault, oval windows and restrained Baroque decorations. It has a single aisle and a simple façade with a stone heterogeneous surface.

It is unclear whether the villa predates or postdates the chapel. Its date can likely be placed between the mid 18th to early 19th century. The property belonged to the Fiumi-Sermattei Counts, one of whom, Pope Leo XII (reigned 1823-1829), is believed to have used it as his hunting retreat. That he sojourned in the villa is confirmed in one of his poems. The building is of stone construction, with large fireplaces, ceilings with wooden beams, and terracotta ceiling and floor tiles. The central upstairs sitting room has a domed ceiling with decorated frescoes under the modern paint. A complete set of well-preserved antique furnishings dating from the 18th through early 20th centuries is included in the sale.

 

 

EXTERNAL AREA

The buildings are surrounded by 5 hectares of land, with the possibility of buying additional 31 hectares, of which 4 ha of woodland and 27 ha of arable and grazing land.

 

 

USE AND POTENTIAL USES

Given its features and its dimension, the property could be converted into a tourist accommodation and a luxury private home.
