GEOGRAPHIC POSITION

Located in the outskirts of Pergine Valdarnowine estate with apartments to be restored.
In an easily reached position via municipal roads, this wine estate in the municipality of Arezzo is well equipped for the production despite the necessity of some restoration work. The cities of Arezzo (24km, 30’), Siena (46km; 45’), Firenze (68km; 1h 5’) and Pienza (69km; 1h 5’) are within easy and quick reach.
Serviceable airports for the property are Firenze Peretola (76km; 1h), Perugia Sant’Egidio (115km; 1h 20’), Pisa Galilei (144km; 1h 45’), Bologna Marconi (164km; 1h 50’), Roma Ciampino (233km; 2h 20’) and Roma Fiumicino (250km; 2h 30’).

 

 

DESCRIPTION OF THE BUILDING

The property consists of a single ample building (1,881 sqm – 20,240 sqft) divided into various sections. On the ground floor we can find the cellar for the production and the storage rooms for bottled wine. On the first floor there are two nice apartments to be restored.

The cellar (737 sqm – 7,930 sqft) is made up of nine locals, completed by two offices, a service room and a bathroom. The storage rooms (805 sqm – 8,662 sqft) are located next to the cellar and below it in the underground level.
On the first floor we can find two apartments to be fully restored. The first one (168 sqm – 1,808 sqft) is made up of an entrance hall, a living room, a kitchen, a pantry, two closets, two bedrooms and two bathrooms. The second one (186 sqm – 1,840 sqft) is made up of kitchen, living room, two closets, three bedrooms and a bathroom while externally it has a small wood shed at the ground floor.

 

 

STATE AND FINISHES

The property is in good structural conditions, however it could use some renovation works on the inside. The cellar is fully operations ma it is advisable to carry out some renovation work here too. The two apartments, instead, are to be fully restored even if the first one has already seen some work being done.

The building is made up of stone and bricks in Tuscan style: on the inside we can find terracotta floors, visible stone walls (though the majority of them is plastered) and wooden beams sustaining the roofs.

 

 

EXTERNAL AREA

The property is surrounded by a vast land (135.7 ha – 334 ac) split among vineyards (22.3 ha – 54 ac), olive grove (0.8 ha – 2 ac), woodland (37.2 ha – 91 ac) and agricultural land (63 ha – 156 ac). The remaining land (12.4 ha – 30 ac) is currently unused.

The agricultural land is mainly used as cereals and legumes cultivation, which remain however behind for importance with regards to wine production.
As far as the vineyard is concerned, we need to recall that only 18.5 ha (46 ac) of it are fully usable as 2 ha (5 ac) need replanting and 1.5 ha (4 ac) are newly planted and thus productive only in two years.

AGRICULTURAL VEHICLES

The estate owns all the vehicles necessary for adequate soil tillage. There are 1 crawler tractor (3 years old), 1 standard tractor (5 years old), 1 inter-row cultivator, 1 forestry cutter, 2 tanks for plant health treatments, 1 vineyard trimmer, 1 crusher bar, 1 root-weeder, 1 fertilizing machine e 2 carts for transport.

 

 

USE AND POTENTIAL USES

The estate has a potential productivity of over 100,000 bottles, all rigorously BIO marked. As of now, considered the unrestored state of 12 concrete basins, the production is reduced to 15,000 bottles.
The cellar has a maximum capacity of 2,850 hl of wine, but since 12 tanks are not currently in working status, the actual productivity as of now is reduced to 1,700 hl. Of these, 1,150 hl are contained in other 12 concrete tanks, while 50 hl in steel vats.
On the outside, there is enough space for other vats, so that production could be further increased.
The two apartments, extremely spacious, require some work but once restored they could be used as private residence, staff accommodation and/or holiday house for guests or tourists.
