In a nice position in the heart of the town, this building is easily reached and provided with all kind of services available in the main square of Anghiari, just two steps away. The other cities of Tuscany are easily and quickly reached too: the medieval Sansepolcro (8km; 10’), the home town of the master Michelangelo (17km; 25’), Arezzo (34km; 35’), the Franciscan shrine of La Verna (40km; 45’), the noble Montepulciano (82km; 1h 15’), the medieval Siena (102km; 1h 30’), the wine-making city of Montalcino (103km; 1h 45’) and obviously the wonderful Florence (110km; 1h 35’).

The historic palazzo (500 sqm – 5,380 sqft), accessible via both the main wooden door on the main road and a secondary access on the rear, is laid over four floors;
- Ground floor/basement: ample cellars with access to the private well, storage rooms, warehouses and a bathroom;
- First floor: here we have the beautiful ballet room/theater and two independent apartments. The smaller one (made up of bedroom, bathroom and kitchen) has been inhabited until a few years back and is in good conditions, with colored stone floors and frescoed ceilings; the other one needs a few interventions before being usable;
- Second floor: other than the gallery running around the underlying ballet room, the floor houses an ample apartment (made up of entrance room, living room, kitchen, two bedrooms, two bathrooms and a terrace with a staircase leading down towards the garden) and an ample room which could be converted into a cozy studio apartment.
- Third floor: here we find the property’s lofts, partially habitable and potentially usable for other bedrooms (where ceilings are high enough).
The building (in its current 18th century configuration) is the result of the joining of at least four older buildings dating back to the 16th century. In the documents of the Catasto Antico di Anghiari (1753 CE) we read of “a house of four bedrooms, one used as a cellar, two on the upper floors […] and one directly under the roof”. The modern aspect of the building is the result of a restoration which took place in the 18th century and several additions between the 19th and 20th century.
The façade is painted so that it resembles an ashlar wall in the lower section, where some offset windows opened in the 19th century are visible. The upper floors, instead, are characterized by regular rows of windows testifying the original 16th century implant.
On the inside, especially in the ballet room, the contrast with the exterior is clear. If the façade is extremely simple and regular, the theater boasts some magnificent frescoes in trompe-l’oeil style, wildly detailed and complex, which makes the room look bigger than it is (65 sqm – 699 sqft). The above balustrade, illusively supported by the architectures painted in the room, is decorated with late-Baroque motives. On the walls, still painted, there are several niches covered by rib-vaults.
The property is located in the historic center of Anghiari, along the main road of the town which grants convenient access to the building. On the rear, the property is embellished by a 1,200-sqm park which, once cleaned, would offer a pleasant green spot to relax.
The remains of a lemon house, now ruined, are still visible among the trees.
The building, given its historic and artistic value, requires a good deal of maintenance (the façade has been cleaned and repainted recently and is in excellent conditions). The property, given its division into apartments and the great deal of tourists visiting the town (especially during summer) is excellent for anyone looking for a building to convert into an accommodation business.
The building can also be freely used a private residence, leaving apartments available for potential guests. The ballet room is very interesting from an artistic point of view and could be used as the background for conferences, ballets or small concerts (the purpose for which it was probably built).
