This restored country house, dating back to the leat 19th century, is set on the Chianti Classico hills just a few kilometers from Gaiole. The building (367 sqm) currently features 5 bedrooms and 5 bathrooms and is managed as an accommodation business. Outside, the property is surrounded by a lush garden with roses and an Infinity-edge 10 × 5 m pool. The land (1.1 ha) also include a small olive grove and a convenient parking lot for the guests.

The property is just 7 km from Gaiole, where one can find all the necessary services. The most notable cities of Tuscany can be easily reached by car (Siena, Arezzo, Florence, San Gimignano, Montepulciano, Pienza…).


DESCRIPTION OF THE BUILDING, STATE AND FINISHES


The country house (367 sqm – 3,949 sqft) is laid over two levels. On the ground floor, the main door opens into the entrance hall, consisting of a long corridor with doors on both sides and a staircase at the end. On the left one can enter an independent bedroom with its own bathroom. N the right the doorways lead into the sitting/dining room and the kitchen with pantry. From the living room one can then pass into a huge living hall with fireplace, used as a common area for the guests. A door at the rear of the building leads into a small technical room for the systems of the house. The staircase leads to the first floor with the sleeping area: here one can find three guest bedrooms, all with their own bathroom, and the master bedroom with its own bathroom and a useful walk-in wardrobe.

  FLOOR PLANS OF THE COUNTRY HOUSE

The country house, originally built in 1891 by one Ferdinando Battistini, has been fully restored between 2010 and 2011 and is nowadays managed as a B&B. The building, made out of stones, is anchored to a rocky spur. The renovation aimed at preserving the rustic building almost intact: it still features terracotta flooring, chestnut wooden beams and beautiful vaulted ceilings on the lower level. The common hall on the ground floor was originally a barn and the floor is tiled with cotto dell’Impruneta.

 

Outside, right in front of the country house, are a greenhouse (16 sqm – 172 sqft, converted from the old pigsty) and a small toolshed (7 sqm – 75 sqft). The roof of the greenhouse is fitted with a 4-panel solar system to produce hot water.


EXTERIORS


Right in front of the house is a paved courtyard with a pergola covered in creepers such as Isabella grape and roses. The owners, gardening and flower enthusiasts, carefully nursed the gardens in every detail and these green areas currently features over 250 plants (including ancient roses, English roses, botanic roses…) and a medicinal garden.

The 10 × 5 m swimming pool, built in 2013, is surrounded by a grassy sunbathing area and has infinity edges on two sides so that the pool enjoys a stunning view over the surrounding hills and woods. Depths ranges from a minimum of 120 cm to a maximum of 160 sqm (4.1 – 5.2 ft).

Not far from the country house is also a very convenient parking area (220 sqm) where guests can set their car during their stay at the house.

 

In total, the property spans over 1.1 hectares (2.7 acres) that also include a small olive grove, the above-mentioned garden and tree covered areas that protect the country house and ensures great privacy and quiet.


USE AND POTENTIAL USES


The country house is currently working as an accommodation business, renting out bedrooms and/or the whole building. The presence of a master bedroom would also allow living in the house while renting the other rooms, but one could always chose to convert the building back ino a private villa if not interested in rentals.
