On the hills of the Tuscan countryside, not far from Volterra and Pisa, restored farmhouse with pool, olive grove and vineyard.

Located in a quiet but easy-to-reach position, the farmhouse is provided with all the services, available in the nearby town (15km; 30’). The location at the center of Tuscany allows for a quick moving throughout the region to visit its most appreciated and renowned towns: the Etruscan Volterra (27km; 45’), Pontedera (30km; 45’), the turreted San Gimignano (31km; 55’), Pisa with its leaning tower (57km; 1h 5’), Livorno (64km; 1h 15’), Bolgheri and its exceptional wine (67km; 1h 30’), the medieval Siena (80km; 1h 40’) and of course the beautiful and unrivaled Florence (90km; 1h 40’).

The most convenient airports to reach the property are Pisa Galilei (54km; 55’), Firenze Peretola (85km; 1h 30’), Bologna Marconi (172km; 2h 20’), Grosseto Baccarini (183km; 2h 20’) and Perugia Sant’Egidio (190km; 2h 40’).


DESCRIPTION OF THE BUILDINGS

STATE AND FINISHES


The farmhouse, built around a medieval tower, was restored in 2010 and 2011 so as to preserve the typical traits of this countryside building, among which stone walls, terracotta floors, wooden beams and beautiful rib-vaulted ceilings.


EXTERNAL AREA


The property is made up of approximately 5 hectares of land inside a natural reserve of 180 ha with paths, a lake and several interesting hunting spots. A 160-tree olive grove allows producing 6 quintals of olive oil per year, currently sold in the United States. The vineyard (1 ha planted in 2013) produced its first fruits in 2014 with three excellent wines: a SuperTuscan (Sangiovese, Cabernet Sauvignon and Merlot), a Vermentino and a Sangiovese Rosé. Production ranges around 4,000 bottles of wine per year and a project for export in the U.S. is currently being worked on.

It is also possible to plant a further 1 ha of vineyard, based on an almost forgotten varietal: Foglia Tonda (literally round leaf). This vine was already cultivated in the 19th century but the use of Guyot as training method led to an excess of grape and a low-quality wine. Switching to pruned-spur cordon training helped improving the quality of grapes and in turn of the wine.


USE AND POTENTIAL USES


The farmhouse, finely restored, can be used as a private residence if you are looking for the quiet offered by the Tuscan countryside. The presence of a vineyard and an olive grove allows working the land and sell its products. Currently, the barn is rented out during summer but it is also possible to rent the villa to expand te business, while serving the products obtained in the property.

 

It is possible to buy separately more land around the property.
