This charming, restored country house is set on the rolling hills of Val d’Orcia, not far from San Quirico and Bagno Vignoni. With over 700 sqm of surface, the farmhouse currently features 5 guest bedrooms and is enriched with finishes accenting its rustic charm. 34.4 hectares of land surrounding the house include an IGT vineyard (5.0 ha) producing roughly 13,000 bottles of wine. Projects have already been approved to build a pool and an underground cellar.

The closest services are in San Quirico d’Orcia (3km; 5’), reached via a well-maintained unpaved road leading directly in front of the farmhouse. The medieval towns of Montalcino and Pienza are just 20’ away from the country house, while cities such as Siena and Florence are respectively one and two hours away by car.


DESCRIPTION OF THE BUILDINGS


The country house (700 sqm – 7,532 sqft, 5 bedrooms and 7 bathrooms) revolves around a paved courtyard and is laid over two floors with independent entrances directly from outside. Entering the ground floor is a huge central living room leading to all the other rooms that include a kitchen with dining area, a guest bathroom and two bedrooms with private bathroom.

One can then get to the first floor via both an internal and external staircase, both leading to the central sitting room. From here one finally enters three more bedrooms with private bathroom.

In a separate wing of the ground floor are two storage rooms with bathroom (potentially convertible into a cozy independent guesthouse made up of living area, bathroom and bedroom for the owners and/or staff) and a technical room for the systems of the house.

  FLOOR PLANS OF THE VILLA

A project has been already approved to build an underground wine cellar in the property, to be created behind the country house together with a spacious panoramic terrace.

 

Another project involves the construction of a guesthouse (toughly 100 sqm) to be built right next to the pool and also usable as a pool house if no more bedrooms are required.


STATE AND FINISHES


The building, a typical Tuscan country house, has been finely restored and tastefully decorated over the last few years. Several works allowed taking the outside stone to their original color, while inside it was chosen to mix old and modern features: walls are plastered and painted with warm and tenuous colors that make the room intimate and welcoming, leaving the scene in selected areas to walls decorated with floral motives, wooden beams have been cleaned and restored where necessary and the floors are paved with wooden planks in the bedrooms, ceramic in the bathrooms and stones in the living areas.

 

As for energy consumption, the building can rely on modern and innovative features to reduce energy needs and waste. Solar panels installed on the roof are used to warm the water for the whole building. The energy class of the buildings, thanks to these elements, is A1.


EXTERIORS AND WINE PRODUCTION


The Val d’Orcia is an exceptional reflection of the way the landscape was re-written in Renaissance times to reflect the ideals of good governance and to create an aesthetically pleasing picture. The landscape of Val d’Orcia was celebrated by painters from the Sienese School, which flourished during the Renaissance. Images of the Val d’Orcia, and particularly depictions of landscapes where people are depicted as living in harmony with nature, have come to be seen as icons of the Renaissance and have profoundly influenced the development of landscape thinking”.

The country house is set on the hills of Val d’Orcia, unanimously recognized as one of the most charming and beautiful places on earth, UNESCO World Heritage Site since 2004. Around the building is an 8,500-sqm park with an approved project to build a swimming pool. This outdoor space is also ideal for events and meetings in the wonderful background offered by the Val d’Orcia.

All around the garden, the estate covers further 33.5 hectares of land. Of these, roughly 5.0 ha are planted with vineyards and almost as many with olive trees (Correggiolo, Leccino and Moraiolo varieties). The remaining surfaces are covered in arable land (19.1 ha, mainly producing wheat) with small patches of woodland (4.4 ha).

Those plots currently used as arable land can be used to plant new vines and increase, together with the new cellar, the wine production.

The estate produces four types of wine, all labeled as Toscana IGT, from Sangiovese and Merlot grapes. Yearly production currently ranges around 13,000 bottles per year, produced through a nearby wine cellar. Once completed, the in-house cellar would allow taking care of all the steps of production, from harvesting to bottling.
