LUXURY PROPERTY WITH GARDEN FOR SALE TWO STEPS FROM PIAZZA SAN MARCO, VENICE

Two steps from Piazza San Marco, along the Canale dei Greci, beautiful 18th-century manorial palazzo with private mooring and garden. The property spans over 1,300 square meters on three floors and features a series of beautifully decorated halls in Venetian Rococo style, some of which overlooking the underlying canal. From the ground floor entrance, one can reach the garden on the rear (350 sqm), a rarity for properties in Venice.

All the services are clearly easily reached and available in the vicinity and the mainland (specifically, Mestre) can be quickly reached by train or bus and from here one can easily reach the most notable cities of Northern Italy.

DESCRIPTION OF THE PALAZZO

The palazzo (1,300 sqm – 13,988 sqft) is laid over three floors and features two separate entrances, one from the canal via a private mooring and the other from the alley running to the northern side of the building.

- Ground floor: entrance hall with private mooring, boiler room, storage room, laundry room and keeper’s apartment (living area with sofa-bed, kitchen and bathroom);

- First floor: imposing central gallery leading to the beautifully decorated side rooms on the floor (library with the Genoa room, music room, Chinese room, dining hall, kitchen with pantry, Golden room) and the spacious master bedroom with private bathroom and generous walk-in wardrobe;

- Mezzanine: keeper’s quarter (living area with sofa-bed and bathroom);

- Second floor: two bedrooms and two bathrooms.

By crossing the entrance hall on the ground floor one can reach a paved courtyard leading in turn to the exclusive garden of the palazzo, a generous green area with a pretty uncommon size as far as gardens go in the heart of Venice (350 sqm).

STATE AND FINISHES

The palace, in its current form, dates back to the second half of the 18th century: the beautiful decorations in Venetian Rococo style were indeed commissioned by Marquis Pano Maruzzi to celebrate his marriage with the Moldovan princess Zoie Ghika. Nowadays, after a careful philological restoration, the palazzo is immaculate and received great praise from the Italian Trust of Historical Houses for its stunning condition.
