On the incredible cliffs of Argentario, with an unrivaled sea view, we find this stunning luxury villa with direct access to the sea. The buildings (385 sqm) offers 6 bedrooms and 7 bathrooms with beautiful panoramic terraces: the western exposure offers every night breathtaking sunsets, with the sun diving into the Tyrrhenian Sea next to the islands of the Tuscan Archipelago. The villa is surrounded by 4,300 sqm of land including a carport for up to four cars.

The estate is accessed via apaved road closed by gates offering uttermost privacy and safety. From the property one can quickly reach several centers of Argentario with their services (Porto Santo Stefano, Monte Argentario, Porto Ercole) and other cities of Tuscany (Grosseto, Orbetello, Saturnia, Punta Ala, Montalcino, Siena). In just over two hours one can also get to Rome (170km; 2h 20’). The closest airport is Grosseto (53km; 55’) but for intercontinental flights we strongly suggest the terminals of Rome, Pisa, Florence and Bologna.


DESCRIPTION OF THE BUILDINGS, STATE AND FINISHES


Access to the property is via aconvenient road in excellent condition and currently shared with the other buildings of the compendium (that can be all bought separately, see below). Unlike common countryside roads, the owners applied a concrete surface which makes the road incredibly uniform and easily drove on. Walls supporting the terraces are made out of reinforced concrete as well, so to ensure maximum resistance, and are then covered with local stones that fit very well with the surroundings. 

  FLOOR PLANS OF THE VILLA

The octagonal villa (385 sqm – 4,143 sqft, 6 bedrooms and 7 bathrooms) is laid on three floors and is currently used as an accommodation unit thanks to the many available bedrooms (a few with independent access from outside). Finishes include terracotta floors, wooden beams and original stone fireplaces.

The 4,300 sqm plot of land is located all around the villa, planted with trees that shelter the building and terraces and ensure privacy and quiet. The waterfront platform is located at the bottom of the cliffs and can be easily reached on foot from the villa (with a passage right to be granted by the current owner of the property below) by continuing down the road.

The caretakers' house (which can be purchased separately, see below) located along the access road and immediately before the carport would in any case be shared with the other villas on the property as the people who live there are currently in charge of the maintenance of the entire property and could in any case continue to look after the octagonal villa for the new owners.


POSSIBILITY OF EXPANDING THE PROPERTY


In the vicinity of the villa are available three more buildings for sale (all restored and readily habitable, currently rented out to tourists and vacationers) and more land (approximately 9.5 ha including three vineyards) for the sum of 2,500,000 Euro.

 

The gatehouse (105 sqm – 1,130 sqft, 3 bedrooms and 2 bathrooms) is laid on a single floor and made up of living room with kitchen, master bedroom with en-suite bathroom, two double bedrooms and a bathroom. This is ideal as a keeper’s house.

 

Cottage N°1 (50 sqm – 538 sqft, 1 bedroom and 1 bathroom) is a small and simple villa made up of living room, kitchen, double bedroom and bathroom. Following the coastline we also reach a beautiful path with staircase leading down the steep cliffs of Argentario to reach the beautiful sea underneath. Other pathways branching from the main roads are ideal for relaxing walks and/or outdoor activities in this unique piece of heaven.
