In a hilly and very panoramic position on the hills on the border between Val d'Orcia and Maremma, country house with swimming pool. The building (365 sqm) was finely renovated in 2012 and is in excellent condition: inside there is a bright living area and five bedrooms with private bathrooms. Outside, the garden houses the 16 × 8 m swimming pool and is surrounded by woods that provide great privacy.

DESCRIPTION OF THE BUILDING, STATE AND FINISHES


The farmhouse (356 sqm – 3,830 sqft, 5 bedrooms and 6 bathrooms) dates back to the end of the 19th century and was entirely renovated by the current owners in 2012. The work made it possible to maintain the charm of the original rustic building, while at the same time adding modern touches and classy finishes that make the farmhouse very warm and welcoming. The typical features, including the wooden beams, exposed stone walls and terracotta floor tiles, have all been preserved and valorized.

The main door opens onto a large entrance hall with staircase and service bathroom. Crossing the archway one enters the bright living room connected in turn to the dining area and kitchen just beyond. Returning instead to the entrance, a side door gives access to the first bedroom with en-suite bathroom, while the staircase leads upstairs.

From the central landing one then has access to three bedrooms with en-suite bathrooms, while the last bedroom is accessible directly from the outside via the staircase.

 

In terms of utilities, the house is connected to the municipal aqueduct for the water supply but can also rely on a private well, which is very useful for irrigating the garden; for heating there are hot/cold air conditioning units but the building is equipped with solar panels for hot water and is also predisposed for the installation of a pellet stove.


EXTERIORS


The property stretches over a total area of approximately 18.0 hectares (44.5 acres), most of which is covered by woodland: this guarantees great privacy and tranquility, two ideal characteristics for a rental property. The garden around the farmhouse (approx. 3,500 sqm) is dotted with trees that provide pleasant shade in summer and hosts various relaxation areas with canopies all around the building, also ideal for al fresco dining in company.

Slightly downhill from the farmhouse is the 16 × 8 m swimming pool with wooden sunbathing area: from here you have a breathtaking view of the hills of Val d'Orcia.
